MARKETING PLAN 

Create a CMA (Comparative Market Analysis) for your property, and discuss the pricing and marketing strategies of the current market.

Discuss 'preparation budget' and prioritize options to get the highest possible price for your home.  

Order and manage necessary inspection and reports to include in Disclosure Package

Obtain staging and repair quotes from professional vendors

 

Manage necessary repairs to the home, those which will increase value and make property more desireable

Organize and manage: staging, painting, landscaping, etc.. in preparation for market

 

Order professional photography of home and nearby community

Develop customized website for property, 4-color brochures and social media posts

 

Direct mail campaign sent to my personal VIP and sphere lists, as well as surrounding neighbors

Property will be advertised on social media:  Facebook, Twitter, Instagram, LinkedIn, as well as real estate portal sites (i.e.:  Realtor.com, Zillow.com, Trulia.com, etc...) and Keller Williams international search sites

For most properties, I will host a "Neighborhood Preview Party" and personally invite neighbors, my clients and VIPs, and any friends and family the Seller would like to include

Typically, I host two Brokers Opens (for Agents to preview for their clients) and two Sunday Open Houses, complete with food and beverages.  If necessary, I will continue to host Open Houses as needed

Most importantly, I will advise, advocate and negotiate with you through the process.  The most import part of my job is to get the highest possible price for your home - and my experienced negotiating skills come in to play when we receive offers and negotiate with the Buyers and Buyers Agent
